Tekta Group enters a new market

Tekta Group plans to build a premium-class office complex on an area of 1.7 hectares on Khodynka Field. This is stated in the message of Tekta.

The facility will be the first project in the commercial real estate segment in Moscow, which is being implemented by the company.

The volume of investments in the project, including interest on bank financing, is 35.7 billion rubles. The planned start date of construction is the beginning of 2025.

Among the main advantages of the project is its location in a new business cluster, which is being formed in the Khodynka Field area. It is adjacent to the Leningrad Corridor, which connects the city center with the largest transport hub – Sheremetyevo Airport. In addition, the CSKA MCC station is located 300 meters from the future complex. The advantages are added by the proximity to the park and high-quality infrastructure, as well as proximity to iconic sports facilities.

Independent market experts speak about the prospects of the location. As follows from the IBC Real Estate study, the total volume of transactions in the Leningrad business corridor in 2023 is more than twice the result of 2022. NF Group confirms that this area accounts for every third request for offices in Moscow. At the same time, due to the high interest in facilities in the Leningrad business corridor and the shortage of supply in the historical center of Moscow, business activity is beginning to shift towards the Khodynka field. By 2030, the expected volume of offices here will increase by 300 thousand square meters and will amount to 550 thousand square meters.

The high quality and attention to detail characteristic of the Tekta Group residential complexes will remain part of the UTP of the new project on Khodynskoye Field, which will replenish the offer of commercial real estate in Moscow," said Dmitry Zikanov, CEO of Tekta Group.

The architectural design of the business center, as well as the concept of landscaping, was developed by the bureau of ADM architects. The new project with a total area of 130 thousand square meters will include three towers of complex curved shape. The dynamic silhouette of the composition is formed due to the smooth rotation of the facades around the central axis and the different heights of the buildings. In the center there will be a dominant of 34 floors, and on both sides of the lower building there will be 21 and 14 floors. The noble combination of glazed glass and metal on their facades determines expressiveness and visual lightness. Thanks to the stained glass windows, all rooms will be permeated with sunlight.

The buildings include office space, a contemporary art center, street retail outlets on the ground floor and an underground parking lot.

Tekta Group has already received an urban planning plan for the land plot on which construction will be carried out. It is located at 4/1 Khodynsky Boulevard.

The complex has designed areas from 100 to 1500 sq. m. Flexible planning solutions will allow you to implement office blocks of various formats: from small cuts to a floor and even an entire tower.

The territory between the buildings will be landscaped according to the principle of creating urban squares and squares with recreation areas and discrete landscaping. Cafes and restaurants with verandas will open on the ground floors in the summer.
